Description

Situated close to Sneaton Forest this unusual 17th century barn conversion which opened in May 2008, offers split level accommodation, with the advantage of en-suite facilities to all three ground level bedrooms.

All lower levels, which include the kitchen and games room have the benefit of underfloor heating. The spacious lounge with its beautiful oak flooring has ample seating, large flat screen TV, wood burner and original open beams providing the perfect place for family or friends to gather.

The farmhouse kitchen, ideal for larger groups enjoys a Range style electric cooker, integrated dishwasher, American style fridge/freezer and a marvellous oak table that seats 14.

Two further unique upstairs bedrooms share a bathroom in their own section of the cottage.

Property has oil fired under floor central heating and comprises:
Kitchen/Diner: With range style electric cooker, microwave, dishwasher, American style fridge/freezer,
LOWER GROUND FLOOR
Bedroom 3: With twin beds and en-suite wet room with shower, WC, wash basin, heated towel rail and shaver point.
Bedroom 4: With twin beds and en-suite wet room with shower, WC, wash basin, heated towel rail and shaver point.
Bedroom 5: With double bed and en-suite with shower over bath, WC, wash basin, heated towel rail and shaver point.
Games Room: With snooker table.

First floor

Lounge: Accessed by small flight of stairs from hallway with woodburning stove, TV, DVD and radio/CD.
Bathroom: for first floor bedrooms at base of staircase on ground floor with shower over bath, WC, wash basin, heated towel rail and shaver point.
Master Bedroom: Separate staircase with double bed.
Bedroom 2: With twin beds each with a trundle pull out bed.

Facilities

All fuel, power, towels and bed linen included. Two Cots, two highchairs and junior bed available. Two well behaved pets welcome.  Wi-Fi access available.

Miscellaneous

Washing machine and tumble dryer in communal laundry room. Gas fired barbecue, garden furniture and ample off road parking.  To the rear of the cottage is a 3/4 acre woodland garden providing a childrens play area with swings, a slide and a climbing frame.
The cottage has its own spring water supply.

The property was extremely comfortable and spacious for three families holidaying together, the photos on the website actually make it look smaller than it is! The house was spotless and very well equiped with everything we could possibly need during our stay. The house is also in a great location for getting out and about in the local area, and a short drive to amazing beaches - Robin Hoods bay and Sandsend being favourites. The owners were very friendly and helpful too. A great time was had by all.

It was a pleasure to find that Christmas decorations were up and a welcome pack of tea things provided. The kitchen had lots of china, glass and cutlery. The house was very warm and cosy, we had a happy time.

We arrived during the freezing temperatures and snowy weather but the property was very welcoming - spacious but really cosy with the underfloor heating and woodburner in addition to the central heating. The owners looked after us well and assisted us on arrival and departure with our vehicles as the snow was very bad on the North Coast. The kitchen had absolutely every utensil you could ever need and a dishwasher to wash them in! The whole place was absolutely spotless. The games room was very much in demand. I was very pleased with my choice of property and would love to return during the warmer weather next time although I do think it is perfect for any time of the year.
